Strategy

The property consists of a new basement car park for several cars, a gym, swimming pool, sauna, steam room, kitchen and staff living quarters. The original building has been extended at ground floor level by reclaiming a part of the court yard with the new area providing dining and entertaining space.

The entire house is mechanically ventilated with supplementary cooling provided to ensure the rooms never overheat during the summer. The cooling units are located within or behind fixed furniture and false walls to reduce the requirement for false ceilings and access panels. The heating is generated by condensing boilers located at basement level, linked to underfloor heating circuits distributing through the house this solution is unobtrusive and provides a good thermal comfort for the occupants.

The house has a fully integrated building management and home automation system that enables the residents to control the heating, ventilation, cooling and lighting via a touch screen display unit. This system also controls the CD player and the flow of water and temperature into the bath.

This residential property exuberates quality and part of its success is the way the services have been seamlessly integrated into the quality finishes.
